When you build an extension

An extension gives you the opportunity to make a space that’s easy to live in without having to negotiate steps or stairs. For example:

 

  • Include an easy access shower and toilet — or at least design a space where you can fit them later:
  • Allow space to move in front of the shower and toilet
  • Provide pipework for the water supply
  • Install a trap and drainpipe low enough for a floor-draining wet space or a low level shower tray
  • If the internal walls are built with timber, add softwood or plywood panels before plasterboarding, so that support rails can be added later.
     
  • Create a large clear space which could be used as a bedroom when necessary - at least 12 square metres (130’ square) with sides at least 3m long and wide (10’).
     
  • Have windows fitted so that the locks and latches are less than 1200mm (4’) above the floor level.
     
  • Have light switches fitted at least 900mm (3’) and no more than 1100mm (3’8”) above the floor level.
     
  • Have sockets and other controls fitted at least 400mm (1’4”) and no more than 1200mm (4’) above the floor level.
     
  • Make a level or gently sloping path to the outside door and choose a level threshold strip.
